Diagnostic de Performance énergétique (DPE) - energy efficiency report to be carried out for all properties on the market.
Important Information!
New changes to the Loi Grenelle 2 make mandatory an energy efficiency report for any property for sale or for rent.
As of the 1st January 2011 :
All advertising must show the results of the DPE (energy efficiency report) Any details in the window, in catalogues or on the internet must show the two diagrams for energy rating and gas emissions.
You are free to use which company you like to do the reports, a list can be found in the Yellow pages under 'Diagnostics Immobiliers'
Please enter the DPE rating as soon as you have them.
Creating a property advertisement
You can choose to place a Quick Ad which will take a couple of minutes to do, or you can add further details to give your future clients more details.
Obligatory fields are marked.
Your ad title should help to sell your property, giving the main details in a short sentence. You may want to use key words that come up on search engines and it is a good idea to mention the local area eg. Beautiful country cottage in the Lot valley with large barn and one hectare of land.
Type in the required fields or choose from the drop down menus.
Enter the price in numbers only, without decimals eg 300 000
Summary text is your chance to write your own ad and really sell! You can give the main facts and figures about your property but also add anything unusual or different about your property. Think about why somebody should buy your house compared to another one? You can write one sentence or up to 400 characters.
Complete the information using the drop down menus underneath the text. You can add your GPS coordinates if you have them – this will allow buyers to see your property on a map
Once you have filled in these details you can click the button to save your ad to complete/pay for later, you can carry on to add more details, or continue to preview your advertisement.
You can make any necessary changes to your advertisement on the preview page and then click to save your ad and pay.
If you have a promotional code for a discount you should put this in here.
When you click ‘Buy Now’ you will be taken to the paypal payment page, where you can pay by credit card or with a paypal account.
Either login to your paypal account on the right hand side of the screen or click the ‘continue’ button on the left hand side next to the credit card symbols.
The ad will be online within 24 hours once it has been approved and translated into French.
Creating a business advertisement
Choose your business category with the drop down menu.
Your ad title should explain what your business does.
Type in your contact details.
Summary text should explain what your business is about and contain key words that clients will use in a search engine like Google.
You can add your GPS coordinates if you have them – this allows buyers to see your business on a map.
Once you have filled in your text you can add a logo or a photo that represents your business.
If you do not add an image we will add an image that represents your category.
You can also add a document to your advertisement (eg menus, promotional event details).
If you have a promotion to advertise you can add it in the text box (3 to 200 characters).
Preview the advertisement and make any corrections necessary.
Click the payment button to continue to the payment page. The ad will be online within 24 hours once it has been approved and translated into French.
Creating a Small Ad
Small Ads are free.
Click on the Small Ads page.
Select your category from the drop down menu and fill in your name.
Put what you are advertising in the ad title box and a description in the summary text box. You can choose to add an image if appropriate. Add your phone number and/or e mail address. You also have the option of adding your GPS coordinates or nearest village, which could help if you are selling something that needs to be picked up.
Click on the add photo button to add your photo. If you do not have a photo we will add an image that represents your category.
Preview your ad so that you can make any necessary corrections before saving it. The ad will be online within 24 hours once it has been approved and translated into French.
Adding an event to the What’s On page
If you are not a business, you may add an event to our What’s On Page for free.
You may want to promote your local village’s fête or give your gîte guests extra information about what’s on in your area, or you may be organising a charity event.
If you have paid for a business advertisement you may also add events related to your business, eg a sale at your shop, or a special event in your bar.
Choose from the drop down list of event types and add the date of the event.
Fill in your name, the title of the event, your text describing this event and your contact details.
You may also add a photo that illustrates your event or your business logo.
If you add GPS coordinates you can map your event, if not your event will be mapped to the nearest village.
Click on the button to add a photo. If you do not add a photo we will add an image that represents the event category.
Preview your ad so that you can make any corrections necessary and then save your ad.
Your ad will be online within 24 hours once it has been approved and translated into French.
Managing Images:
1/ Upload Photo:
Use the Upload box to choose files on your computer and then press 'Upload Photo' to upload it to Bluebaguette.
A thumbnail image will appear on the right showing what photo you have uploaded.
For property ads, you must upload at least one image - you will not be able to save the ad without doing this.
For all other ads, you can upload an image if you want. If not, a standard image will be used. If you delete your own uploaded image, the standard image will appear on the ad automatically.
The image you upload must be
less than 2MB (2000KB) in size, otherwise the site will refuse to accept your upload. The images can be in the following formats: jpg, gif, png
Images saved by digital cameras come in many different aspect ratios (width of the image divided by its height). 1.33 and 1.55 are some of the more popular ones. On Blue Baguette, we have chosen the
1.5 aspect ratio for property ads and
1.0 for all other ads, and thus the site will reduce your image and create images with an aspect ratio of 1.5 for property ads and 1.0 for the others (ie. a square).
We use the abbreviation px, for pixels.
To get the best results, you should create a set of your own images
450 px wide and 300 px high if you are placing a
property ad, and
150 px by 150 px for other ads, before uploading these to the site.
If you upload images with different aspect ratios to the one recommended for your ad, the image will be compressed into the shape we use to display the ads. This is not as bad as it might sound, but for best results, we do recommend that you follow the sizes set out above.
2/ Delete Photos
You can delete an image that you have uploaded by using the checkboxes to select
a file (files) and then clicking 'Delete Photos'. For non-property ads, if you
delete an uploaded photo, the default category photo will be displayed
automatically.
3/ Set Main Photo:
This applies only to property ads, for which you can upload a total of 12 photos. Photo number 1 will appear enlarged on the presentation of your property. If you want to use another photo instead, then set the photo number using the dropdown box
Adding documents such as word or PDF files:
1/ Use the Upload box to chose PDF files on your computer and then press "Upload PDF" to upload them to Bluebaguette.
The default title will appear below. You can alter this later (See Update Titles below).
2/ Update Titles: Once you have loaded a file you can alter the title that will appear on the site. Use a short expression no longer than 50 characters, using only text, numbers and spaces.
3/ You can delete the uploaded files by checking the checkboxes and the pressing "Delete Files".
Paying for an advertisement
When you click the button to pay for your advert you will be given the option to pay for three months, six months or twelve months of advertising. It is cheaper per month the longer you take your advertisement for.
